								<description>Atlanta, Georgia,  The Construction Manager provides construction management services to support the needs of Region(s) for tenant improvement and capital projects as assigned.&#xa0; These services include, but are not limited to, directing and coordinating activities pertaining to the construction, renovation, and maintenance of assigned properties. 
 &#xa0; 
 JOB RESPONSIBILITIES: 
 
 Responsible for on-time and on-budget completion of all assigned tenant improvement and capital projects 
 Review and provide Landlord comments to plans prepared by Tenant&#8217;s design team 
 Project management of assigned tenant improvement and capital projects 
 Prepare job estimates and budgets including design, construction and other soft costs as applicable to the project 
 Assess project design and engineering for impacts to building operations, company sustainability goals, and project cost / schedule 
 Establish qualifications, solicit bids / quotations and negotiate contracts with all 3 rd &#xa0;party vendors including, architects / engineers, contractors, and development managers 
 Review bids / quotations and make recommendations for project savings 
 Monitor construction to ensure the project stays on schedule 
 Review and approve all project invoices per all policies and procedures; work with Accounting on all billing and invoicing matters 
 Ensure all required municipal inspections are performed and passed 
 Confirm all closeout documents are received and turned over to the proper personnel 
 Provide technical assistance and budget review to Real Estate Operations Group regarding capital projects 
 Report project status to stakeholders as required

 EOE/MFDV 
 Bachelor&#8217;s Degree (minimum) in Construction Management or similar field of study; 3-5 years of similar experience in the Construction and Real Estate industries; or equivalent combination of education and experience 
 Knowledge of Sustainability required; LEED Green Associate or Accredited Professional preferred 
 GSA project experience, preferred 
 Relationships with significant vendors in the Region(s) that can effectively support the responsibilities of this position 
 Working knowledge of AutoCAD, Microsoft Office and Microsoft Project 
 Ability to analyze, interpret, negotiate and enforce project documents: leases, work letters, agreements/contracts, drawings/specifications, schedules, etc. 
 Strong project management skills with the ability to manage multiple projects simultaneously 
 Ability to manage and monitor all financial aspects of a project through completion 
 Technical knowledge of the construction process and building operations including applicable local, state, and federal building codes 
 Strong analytical skills driven to identify problems and propose solutions 
 Excellent interpersonal, written communication, leadership, and presentation skills 
 Ability to manage multiple projects simultaneously and adapt to changing clients, workloads 
 Provide efficient, timely and reliable service 
 Willingness to travel as necessary 
 Special working conditions may include climbing ladders and walking on roofs and balconies</description>
