Zydeco is presently seeking a Construction Project Manager, who will be responsible for ensuring that Zydeco’s development projects are delivered on time and within budget according to agreed upon design specifications. Functions and responsibilities critical to the success of this role include:
Stakeholder Focus: Ensures the principal’s requirements for timely and profitable projects are understood and met while balancing the needs of staff, contractors, City/State requirements, lenders, and investors; duties include functioning as the Owner’s Representative on- and off-site.
Planning: Coordinates and monitors all critical inputs to the project plans with clear milestones and plans to mitigate risks, to include development of and updates to project plans and ongoing assessment of progress against milestones.
Budgeting: Participates in the development of project financial budgets, to include gathering inputs from relevant sources and managing the budget until project completion.
Implementation: Ensures both the project progress and project costs are monitored regularly, to include meeting scheduled construction targets and financial budgets.
Team Performance: Ensures delivery of key milestones through effective project management, assigning clear roles and responsibilities to internal staff and contractors and monitoring timelines.
Bachelor of Science in Construction Management or related field. Equivalent combination of Experience and Education can come in lieu of degree.
Ten (10) years of employment experience in the construction industry, to include:
Multi-family residential construction contracting experience for project sizes in excess of $20 million, with an emphasis on multi-family and mixed-use related projects.
Performing in the role of Project Manager a minimum of five (5) years for a general contractor on commercial/multi-family residential construction projects, to include supervision of project superintendents.
Managing a range of projects with different construction methods.
Real estate development experience, including understanding of pre-construction steps and approvals.
Ability to understand construction documentation, architectural, structural, mechanical, electrical, and plumbing drawings, and written project specifications.
Understanding of pertinent international and local code standards, and their integration into building design and construction.
Excellent interpersonal, negotiation, written and verbal communication skills with a variety of employees and audiences, managing sensitive and confidential situations with tact, professionalism, and diplomacy.
Results orientated, decisive problem solver with excellent organizational skills and attention to detail.
Ability to balance strategic thinking and operational execution, handling multiple assignments simultaneously.
Strong working knowledge and utilization of project management software; proficiency with Microsoft Office Suite.
Able to work efficiently under time constraints in a fast-paced environment, exhibiting stress tolerance.
Certification as a Construction Manager (CCM).
Project Management Professional (PMP).
Construction related software experience, to include Revit and AutoCad.
